In 1944, the state of Florida transferred ownership of the island to private parties, and since then, the property has changed owners multiple times until 2017, when it was bought by four friends, Russell Loomis, Cole Weaver, James West and John Gadd. Currently, the island remains unzoned, and the local government asserts that unzoned properties cannot be utilized. However, Hillsborough County repealed the law regulating unzoned land in 2012. We continue to run our business on the island while legally challenging these restrictions.

 

We are actively working with Hillsborough County on obtaining zoning for the island, with hopes of achieving this in 2025, which will put this 8 year legal battle to rest.
